The Sale Process

  • Select a Realtor
    Find a Realtor that has a comprehensive marketing plan to get your home sold in a timely manner for the highest achievable sale price. Your Realtor should have knowledge of the neighborhood your home is located in and a proven track record of success.
  • Review a CMA (Comparative Market Analysis)
    A CMA will help you and your Realtor to establish an appropriate asking price for your home. The CMA is a report used to compare other homes in your neighborhood that are either under contract, have already sold or are actively listed and will serve as your competition to the sale.
  • Review a net sheet
    Once a realistic sales price or sales range is determined, review a net sheet to determine how much money will remain from the sale (sale price – agent commissions & county transfer/recordation charges = net sale price).
  • Create a marketing plan specific to your home
    Your Realtor should already have systems in place to get your home sold, but every situation and every home is a little bit different. Specific things to consider when selling your home in order to meet your goals and objectives:

    a. Expected timeframe to have the home sold

    b. Repairs, improvements or suggestions to maximize the sale price

    c. Open house schedule when applicable

    d. Selling the house “as-is” vs. sold with repairs

    e. Contacts for scheduling showings, restricted show times or special instructions

    f. Review your plan on a ongoing basis and discuss any market changes that may impact the sale of your home
  • List your home
    Once the listing agreement is signed and you are ready to have your home listed for sale a number of things will take place:

    a. Sign & lock box installed

    b. Digitally enhanced photos taken of the property

    c. Showings instructions and contacts are provided to the showing service

    d. Flyers are created for the property

    e. An email announcement is sent out to hundreds of Realtors in the area

    f. The listing is uploaded on the MLS site as well GotBaltimoreHomes.com, REMAX.com, Realtor.com, Trulia.com, Craigslist.com and dozens of other real estate specific websites to maximum exposure for your home
